The Denver City Council recently approved key elements for Kroenke Sports and Entertainment (KSE) to move forward with their redevelopment plans for Ball Arena. This includes transforming the surrounding 70 acres into a mixed-use development with apartments, retail, and office space. In order to proceed, KSE needed an exemption from the view plane regulations to build higher and protect mountain views. The council vote on this exemption was not unanimous, with Councilmember Amanda Sawyer expressing concerns. However, others pointed out the increase in affordable housing units that would come with building higher structures. KSE has committed to 18% of units being affordable housing. Public opinion on the project was divided, with some concerned about high-rise buildings obstructing mountain views, while others saw it as a solution to affordable housing problems.
Matt Mahoney from KSE addressed concerns about parking, as the redevelopment will reduce parking lots around Ball Arena. Plans include shared parking, above-ground, and underground parking garages. The hope is to encourage alternative transportation methods to games at Ball Arena. KSE aims to begin the project in 2026 or 2027. The exact cost of the project was not disclosed. Overall, the approval from the City Council paves the way for KSE to move forward with their ambitious redevelopment plans for Ball Arena and its surrounding area.
