Aurora officials have threatened to close two troubled apartment complexes unless the owner takes immediate action to address crime and property deterioration. The Edge of Lowry and 200 Columbia apartments are facing closure due to being labeled as “criminal nuisance properties” by Aurora Police Chief Todd Chamberlain. The owner, CBZ Management, and Colorado owner Zev Baumgarten have until Sept. 30 to address the issues, or face civil proceedings.
Recent summons were issued to Baumgarten due to health code violations at another property, Whispering Pines, sparking fears among residents that their homes could be shuttered next. Chamberlain highlighted an uptick in violent crime and poor physical conditions at the properties, expressing concern for public safety. The closure of the properties would displace dozens of tenants, causing concern among advocates.
Current and former tenants have detailed years of neglect at CBZ’s properties, including black mold, lack of heat and hot water, and unaddressed repairs. Mayor Mike Coffman has threatened to close Whispering Pines and Edge of Lowry if services are not provided. Tenants at Whispering Pines have expressed fear of losing their homes amidst health code violations and the threat of closure.
Advocates and tenants have called for landlord accountability and a plan to support tenants if closures occur. The city’s push for condemnation without a plan for affected tenants has raised concerns about creating homelessness. The looming closure of the properties has left residents worried about losing their homes and seeking solutions from city officials. The situation remains uncertain as the owner faces potential legal action and tenants await a resolution.
