In a recent turn of events, the Douglas County commissioners have delayed a vote on the redevelopment of Pine Canyon Ranch, a 530-acre plot of land in Castle Rock, due to community pushback. The proposed redevelopment includes 1,800 residential units, open space trails, a hotel, and possibly a new elementary school. The developers, the Walker family, have been trying to redevelop the ranch since 2003, with multiple failed attempts to annex it into Castle Rock.

During a public hearing, residents and Castle Rock officials overwhelmingly opposed the redevelopment, citing concerns about water usage, traffic, and sustainability. The proposed water system, which includes a wastewater reclamation facility, has drawn criticism from locals and water experts for potentially depleting groundwater resources in the area.

Castle Rock officials have expressed opposition to the redevelopment, with Town Manager David Corliss noting disagreements over water and traffic issues in previous negotiations. Despite the pushback from the community, the developers have proposed new conditions, including auditable reports on water usage and sustainability.

The commissioners have agreed to table the vote until October to allow for further discussions on the concerns raised by residents and officials. Commissioner Abe Laydon expressed empathy for both the Walker family and Castle Rock officials, emphasizing the importance of property rights for landowners. Moving forward, the county will consider the community’s concerns while working towards a resolution that balances property rights and community interests.
